Norfolk Commercial has completed the sale of 195 High Street, Fremantle, a prime green title site of 2,033sqm in Fremantle's tightly held CBD precinct. With significant heritage interests and multiple commercial leases in place, the property called for a careful, well-managed sales process.

A rare holding in a tightly held precinct.

The site offers 40.31 metres of frontage to High Street and 50.45 metres of exposure to the historically significant Queen’s Square gardens. Holdings of this scale rarely come to market in Fremantle’s CBD, and even more rarely with such a combination of character, flexibility and income.

The property comprises two standalone buildings with a total lettable area of approximately 1,109sqm. The first is a two-storey masonry and iron building constructed in 1886. Its symmetrical façade is dominated by a full-width, two-storey veranda that returns along the side elevations, and a limestone wall defines the boundary line. Inside, the building accommodates a series of boutique office suites.

The second is a contemporary two-storey mixed-use building, with a large ground floor retail footprint and further boutique offices above. Across both buildings, office suites range from approximately 10sqm to 85sqm, providing an adaptable mix suited to small professional occupiers.

Two freestanding kiosks front High Street, and the site provides up to 35 onsite car bays, a valuable asset in Fremantle’s city centre.

Heritage and planning considerations.

Zoned ‘City Centre’ under the City of Fremantle’s Local Planning Scheme No. 4, the property sits within a zone intended to support a full range of shopping, office, community and residential uses. It is listed on the City’s Local Heritage Survey, and its Moreton Bay Fig is recorded on the City’s Register of Significant Trees and Vegetation Areas.

Complexity, carefully managed.

Heritage considerations and an active mix of commercial and retail leases required detailed due diligence and negotiation. Acting as sole agent, Norfolk Commercial Managing Director Sonia Fairhead managed every sale-related action, from the campaign through to completion. The result was an outstanding commercial outcome for all parties.

“Sites like 195 High Street demand patience and a deep understanding of Fremantle’s heritage and planning framework. We’re delighted to have delivered a result that works for everyone involved.”

Why Fremantle CBD sites are in demand.

Fremantle’s commercial market has strengthened markedly in recent years. Long-term defence investment under AUKUS is driving demand for quality space across the port city, while renewed investor confidence has brought both local and offshore buyers back to commercial property.

Within the CBD, supply remains the defining constraint. Heritage controls, fragmented ownership and long-term holders mean large, consolidated sites seldom trade. When they do, they attract buyers who recognise the value of land, location and future potential in equal measure.

A boost for Fremantle’s city centre.

The sale and planned redevelopment of the site add further momentum to Fremantle’s generational development and investment boom. Nearby projects such as the award-winning Walyalup Koort have shown what is possible when investment respects the city’s heritage character, and 195 High Street is well placed to continue that story.

Norfolk Commercial has a strong record of complex sales across Fremantle and the western suburbs, including 20 Mews Road, South Fremantle and the heritage-listed 131 Claremont Crescent, Swanbourne.
